The Log Cabin Hotel project involved the construction of a two-storey hospitality venue featuring indoor and outdoor bars, dining areas, a large beer garden, and a children’s playground.
The development is located at Memorial Avenue, Penrith, NSW, overlooking the Nepean River. The first floor houses fine dining and function areas. Pedestrian access is via Memorial Avenue, with 174 on-grade parking spaces available on an adjacent lot.
Key challenges:
  • Structural Fire Resistance: Rationalisation of fire resistance levels (FRL) for internal and external load-bearing columns, with some elements not achieving the prescribed FRLs.
  • Ancillary Elements: Installation of LCD screens on the north-eastern façade, which is not a permitted exclusion under BCA Clause C1.14.
  • Egress Compliance: Extended travel distances beyond BCA Deemed-to-Satisfy (DtS) provisions on both ground and first floors.
  • Fire Hydrant Accessibility: Hydrant booster assembly located on an adjacent allotment and not within sight of the building’s main entrance.
Key solutions:
  • Structural Fire Resistance: Fire severity assessments and structural engineering analysis demonstrated that rationalised FRLs would not compromise fire safety.
  • Ancillary Elements: Performance-based assessment confirmed that the LCD screens would not increase fire spread risk or impede evacuation.
  • Egress Compliance: Implementation of enhanced smoke detection and occupant warning systems (including voice alarm messages) to offset extended travel distances.
  • Fire Hydrant Accessibility: Additional block plans, signage, and a red strobe light were installed to ensure fire brigade personnel can quickly locate the hydrant booster assembly.

  • Achieved compliance with the National Construction Code (NCC) Performance Requirements through validated fire engineering solutions.
  • Maintained architectural integrity while meeting fire safety standards.
  • Ensured safe and efficient evacuation strategies despite extended travel distances.
  • Provided clear hydrant assembly identification measures to facilitate rapid fire brigade response.
  • Successfully integrated fire safety solutions with minimal impact on operational and aesthetic aspects of the venue.
