Coles Eastgate Shopping Centre, Bondi Junction required a fire engineering solution for a supermarket refurbishment that addressed roller shutters within egress paths – while maintaining operational efficiency between Coles and the adjoining Liquorland store.
In our approach to this 27-storey retail complex refurbishment we addressed the fire safety implications of roller shutters that could potentially obstruct evacuation routes, developing performance-based solutions that ensured unobstructed egress while preserving the operational relationship between retail tenancies.
Key challenges:
  • Roller shutters within egress paths posed a risk to occupant evacuation during emergency scenarios, requiring solutions that wouldn’t compromise safety.
  • Maintaining access control between Coles and adjoining Liquorland store while ensuring unobstructed evacuation paths during operating hours.
  • Integrating new fire safety measures with existing fire detection, emergency lighting, and exit signage systems within the high-density retail environment.
Key solutions:
  • Implemented automated roller shutter operation that triggers upon smoke detection activation, ensuring shutters between Coles and fire-isolated stairways open automatically during emergencies.
  • Developed management protocols requiring the roller shutter between Coles and Liquorland to remain open during Liquorland’s operating hours.
  • Enhanced smoke detection systems in accordance with BCA provisions and upgraded emergency lighting and exit signage to AS 2293.1-1998 standards.
Key outcomes:
  • Demonstrated compliance with BCA Performance Requirement DP4 through fire engineering assessment proving roller shutters do not negatively impact occupant safety.
  • Automated mechanisms guarantee unobstructed egress pathways during emergencies while preserving day-to-day operational efficiency.
  • Enhanced fire safety systems providing improved protection for occupants without disrupting retail operations.
