The 2 Park Street fitout involved a commercial office fitout on Level 19 of the building located in Sydney NSW. With a variety of non-compliances with the Deemed-to-Satisfy (DtS) provisions of the Building Code of Australia (BCA), our challenge was to increase safety while maintaining the design intent

Our team worked closely with design team, Vemi Interiors (Vandaag & Morgen Pty Ltd) on the the existing high-rise office tower which comprises over 40 levels of office spaces. The key challenge revolved around extended egress travel distances, necessitating a Performance Solution to ensure safe evacuation while maintaining the design intent of the fitout.

Key challenges:

The proposed layout exceeded BCA limits with travel distances extending up to 55m to an exit instead of 40m, and 75m between alternative exits instead of 60m.
Managing occupant load of 170 persons on Level 19 while mitigating risks associated with the extended travel distances.
Coordinating upgraded fire detection system and automatic fire sprinklers with the base building’s existing infrastructure while implementing compliant emergency lighting and exit signage.

Key solutions:

Conducted fire engineering assessment demonstrating that extended travel distances would not negatively impact Required Safe Egress Time (RSET) for safe occupant evacuation.
Implemented strict occupant limit of 170 persons with monitoring requirements and developed fire safety management plan for tenants to control fire load build-up.
Enhanced fire suppression and detection systems with upgrades to AS 1670.1-2018 and AS 2118.1-2017 standards, plus optimized emergency lighting and signage to AS 2293.1-2018.

Key outcomes:

Demonstrated compliance with BCA Performance Requirements DP4 and EP2.2 while preserving the intended fitout layout without compromising safety.
RSET analysis confirmed evacuation performance equivalent to or better than a BCA Deemed-to-Satisfy compliant scenario.
Seamless integration with base building fire safety systems without requiring major structural modifications.
